When I first called you, I didn't know you and didn't have a referral. I checked you out on line but sometimes those comments don't really provide a good picture of what to expect. As you know, real estate people have mixed reputations. Some are good, others not so much. Then there's a separate class that I feel you are in - the very good.
You might remember I contacted you after an experience with a different agent that was less than successful and extremely stressful.
